Just the kitchen or bathrooms?
Villas, townhouses and apartments. We lay out the room, choose finishes and joinery, then our trusted contractors price it side by side.

Priced by trusted contractors
Most renovations go wrong at pricing: each contractor quotes a different idea of the job. We fix the job first, then let them compete on it.
- One set of drawingsEvery contractor prices exactly the same job, so the numbers compare.

Three checks before design

Survey as built. Original drawings rarely match what was built, so we measure first and design from reality.

Check the allowances. Remaining coverage, height, setbacks and community rules for your plot, in writing.

Check the structure. With our engineering partner: can the frame and foundations take what you want to add?
You get a written answer on what's allowed, and your options, before design starts.

Stay in, or move out
Your contractor tender is written around the option you choose, so the prices reflect it.
- Stay in, phasedNoisy structural work in one block; the rest of the home stays usable.
- Move out for the heavy partLeave while the structure and services are open, return for finishes.
- Move out fullyThe fastest route: the whole home worked at once.

Renovation, answered
- Survey and allowance check before design.
- Two to three weeks of design.
- One to two months for approval.
Do I need a permit for an extension?
Yes. Any change to built-up area, structure or facade needs a modification permit and usually a community NOC. We handle both.
Do you do kitchens and bathrooms only?
Yes, in villas, townhouses and apartments. We design the room and our trusted contractors price it side by side.
Can I add a floor to my villa?
Often, but it depends on your plot's height limit and the existing structure. Our three checks answer that before you pay for design.
I don't have my original drawings.
That's normal. We survey the home as built, which is more reliable than old drawings anyway.
Do you do the building work?
We tender your job to our trusted contractors across Dubai. You see each contractor, their past jobs and their price for your project side by side, then pick the best fit, or we recommend one.
